What Makes a Good Deal for Adding Doors

We are straightforward buyers with a clear thesis. We are not looking for trophy assets or turn-key properties at retail prices. We look for opportunity — properties where disciplined execution can materially move the needle on income and value.

Below-market rents, deferred maintenance, operational inefficiencies, or repositioning opportunity that creates a clear path to increased NOI.

Dallas/Fort Worth or Charlotte

We invest exclusively in our two core markets — DFW and Charlotte — where we have deep local knowledge, active broker relationships, and strong conviction in long-term housing fundamentals.

60–120 Units (Our Sweet Spot)

Our target range is 60 to 120 units — large enough to support institutional-quality management, right-sized to move quickly. We review all deal sizes; compelling assets outside this range are always considered.

Motivated or Flexible Seller

We work best with sellers who value certainty and speed over the highest possible price. We close — and we close professionally.

Clean or Resolvable Title

We prefer clean title situations but have experience navigating complex ownership structures, estates, and partnership dissolutions.
